Inspection report already done

I was browesing through the real estate section of my local paper and came across a house for sale possible Land Contract. The add stated that a Home Inspection was already done and avaliable.
Curiosity took the better of me, I wanted to see what that inspectors report looks like. I suddenly felt like I wanted to see... needed to see what my local competitions work looked like. After all this was a pre-listing inspection that had been done.
I contacted the number.... low and behold local realtor answers the phone. Its his property that he bought to fix and flip. He begins to ask if I would like to see the property, what kind of questions do I have, am I planning on FHA/VA or CASH.
I explained that I did not want to take up too much of his time I would like to see the inspection report and then make a decision after I viewed the report.
MR. Realtor went on to explain: Oh its a great report we had it done in Janurary 2009 and I made all the recommended fixes plus some to the property.
STOP I thought....
JANURARY 2009 are you kidding me. 21 MONTHS ago.
hey MR. Realtor would you like to buy a car, my mechanic said is was a good runner LAST YEAR.
Did you know that the conditions of a home can change in a very short timeframe. What is sound in a home today may not be sound in a home next week.
An outdated inspection report does not give an accurate assesment of the current conditions of the property you are interested in.
